The first thing you should do is emotionally detach yourself from the home. Once you decide to sell your home, you should stop thinking of it as your home. While this may sound hokey, it will help you in making decisions and moving forward with making this home as marketable and attractive as it can be to potential buyers. If you are emotionally attached to the home, you may do things to unwittingly sabotage the sale of the home or you may neglect to do other things that could potentially be of great benefit to the marketability of the home. Do not wait until a potential buyer has made an offer on your home to say goodbye to the home. Take care of your sentimentality first so you can get down to the business of selling this house.
Pack away all personal items in your home. These include photographs, personal effects, and anything else that represents your family or individuals in your family. Many buyers have a difficult time picturing themselves in a home when they are first viewing it, so you do not want to have anything present or visible that would encourage the buyer to feel like he or she is in some one else’s home. Your goal is to help the buyer feel like he or she just entered his or her new home. This will be difficult to do if the buyer is greeted by your eleven by fourteen family portrait hanging over the fireplace. You also do not want the buyer to make any kind of speculation about what kind of people you and your family are. People may judge you on things you would never even imagine being judged for, so it is best to have a very depersonalized environment for the buyer to keep speculation to a minimum.
Get rid of your clutter. Obviously the cleanliness of your home is very important when trying to attract potential buyers, but clutter can be an issue as well. For one thing, a lot of unnecessary items can distract the buyer from the actual house itself and make the home appear smaller than it actually is. This is a great opportunity to take an inventory of your belongings and pair down your items. Not only will your house look better, but this will help you when you have finally sold your house and it comes time to pack up and move.
